Buildings consume 39% of the energy used in the U.S. Effective building design and efficient operation play a critical role in reducing carbon-based fuel consumption and the generation of environmentally damaging green house gases. Forward Risk can help you and your customers understand green building options and sustainability. Paul Isaac, an NAHB Certified Green Professional, recently worked on the board of directors for the Green Building Initiative (Green Globes rating tool).

If your client is concerned with protecting his/her home, saving money and reducing the impact their home has on carbon dioxide emissions, Forward Risk can help. Our Energy and Loss Prevention Review evaluates the home’s vulnerability to loss, assesses energy efficiency and determines the impact the home is having on the environment.
Preliminary Information Review:
The first step is to establish a baseline of the home’s performance. Before the home is visited, we review the following information to get the process started:
- Property and business interruption
- Electricity bills
- Heating and cooling bills (natural gas or propane or fuel oil)
- Water bills
- One of the following,
- Real estate appraisal or home inspection report
- Building floor plans of your home
- Prior home insurance inspection reports
This information can be gathered in a variety of ways including, copies of bills, e-mail questionnaire or via phone interview. All information is treated with the highest level of confidentiality and returned within 5 days of receipt. If you prefer, we can review this information during our visit to the home.
Home Inspection and Diagnostic Testing:
A full inspection of the interior and exterior of the home is completed to assess property loss exposures and evaluate the home's energy efficiency.
 |
A blower door test is completed to identify air leaks, which are a leading cause of energy inefficiency. This is a simple test, where the home is slightly de-pressurized by placing a temporary fabric door with fan over a door opening. Depressurizing the home allows air to leak into the home. The rate and volume of air leakage is then determined.

Infrared Thermography: An infrared camera is used during the inspection, to identify leakage points within the home as noted in these images. The dark colored areas, around the door frame/access panel in these images, represent air leakage. |

Air leakage at an attic access panel. |
Energy and Loss Prevention Report:
A comprehensive report is then prepared that summarizes our findings and recommendations, including: digital and infrared images of areas where improvements could be made, a carbon foot calculation for the home, loss prevention and mitigation recommendations to protect your home and property, and a summary of government tax incentives for weatherization and energy efficiency improvements.
Forward Risk Consultants:
Our strength is in our people and the professional expertise, service and approach they bring to clients. All consultants have undergone energy audit training and certification from the Residential Energy Service Network (RESNET), and have extensive experience inspecting, building and maintaining homes, and helping clients reduce their loss vulnerabilities.

Most homeowners do not fully realize the impact that buildings have on the environment. Buildings within the U.S. consume nearly 40% of all energy used. In 2003 the total carbon dioxide emissions per household within the U.S. was 59 tons or 118,000 pounds. Approximately 35% or 41,000 pounds of carbon dioxide gas is generated from the average U.S. home.
